How the calculator works
- Monthly amortization uses the standard formula: loan × i ÷ (1 − (1 + i)−n), where i is the yearly rate ÷ 12 and n is the number of months.
- Income test: Pag-IBIG’s guidelines cap the amortization at 35% of gross monthly income, so the income needed = amortization ÷ 0.35.
- Term: up to 30 years, and the loan must be fully paid by the time the borrower turns 70.
- After the promo: the remaining balance after 36 payments is re-amortized over the remaining months at the rate you enter (6.25% is today’s regular 3-year rate).
Your actual loanable amount also depends on the appraised value of the property, your contributions and your credit check. Insurance premiums (MRI and fire) are added to the bill and are not included here.
