Average fixed rates jumped in autumn 2026: Moneyfacts recorded the average 5-year fix reaching 6% on 5 October for the first time in about three years, and it stood at 5.99% on 28 October, with the 2-year fix at 5.97%. On 5 November 2026 the Monetary Policy Committee raised Bank Rate from 3.75% to 4.00% (eight votes to one; one member wanted 0.5 points), and the next decision is on 17 December. Trackers move with Bank Rate straight away, while fixed rates had already priced in much of the rise. That is why a tracker priced off Bank Rate currently looks cheaper than a fix — £1,900 a month at an assumed 5.00% — but its payment moves every time Bank Rate does. Every 1 percentage point on the rate changes the 25-year repayment on £325,000 by about £203 a month.
South East and London territory. A £325k loan typically means a home of £382,353–£433,333, above the £294,000 English average but still below London’s £554,430. Income needed at 4.5× is £72,222, so many buyers here rely on joint incomes or the 5–5.5× “professional” multiples that some lenders offer to higher earners.
25 vs 35 years: total interest on £325,000
The term matters almost as much as the rate. At 5.99%, a 35-year term saves £241 a month compared with 25 years, yet the interest bill rises from £302,598 to £452,392. A 20-year term costs £235 more a month than 25 years but saves £69,232 of interest.

Stretching the term lowers the monthly payment, but the gold interest bar grows much faster.Annual payments of £25,104 over 25 years at 5.99% (rate assumed constant). Gold = interest, navy = capital; the red line is what you still owe.
How the £325k balance falls: amortisation
In year one, £19,310 of your £25,104 of payments is interest and only £5,794 reduces the debt. Capital repaid overtakes interest in year 14, and half the loan is cleared by year 17 of 25. After a typical 5-year fix you would still owe about £292,237, which is the figure you would remortgage. That is why overpaying early has the biggest effect. Paying an extra £200 a month would save about £61,259 of interest and finish 4 years 4 months sooner.
Deposit, house price and Stamp Duty for a £325,000 mortgage
The loan-to-value (LTV) ratio decides both the price you can reach and the rate you are offered. A £325,000 mortgage at 90% LTV means a £361,111 home and a £36,111 deposit. Stamp Duty below uses the England and Northern Ireland rates in force since 1 April 2025 — the temporary £250,000 nil-rate band ended on 31 March 2025, and first-time buyer relief now covers only the first £300,000 (on homes up to £500,000).

How much salary do you need for a £325k mortgage?
Lenders start with an income multiple and then check your spending. At the common 4.5× income limit, a £325,000 mortgage needs £72,222 of gross household income — one earner on £72,222 or two on about £36,111 each. A smaller group of lenders will go to 5.5× for higher earners, certain professions or first-time buyers with strong credit, cutting the requirement to £59,091. The Bank of England limits each lender to 15% of new loans at 4.5× or more, so the higher multiples are not available to everyone.

The “payment share” columns show the 5.99%, 25- and 35-year repayment as a share of a single earner’s 2026/27 take-home pay (England, Wales & NI). Two earners on £36,111 take home more in total — about £4,920 a month — because each gets their own personal allowance, so the same loan takes 43% of joint take-home at 25 years. Stress test: could you afford a higher rate?
Under FCA rules lenders must check that a mortgage stays affordable if rates rise, especially for deals fixed for less than five years. Many lenders test against a rate a few points above the product rate or their reversion rate. At an illustrative 8.99% (today’s average 5-year fix + 3 points) the 25-year payment on £325,000 would be £2,725 — £633 a month more. If that would break your budget, consider a longer fix, a smaller loan or a bigger deposit. When a fixed deal ends the loan moves to the lender’s standard variable rate, which averaged 7.13% — £2,324 a month on this loan.
£325,000 vs average UK house prices
The average UK home cost £273,037 in August 2026 (up 0.9% in a year), ranging from £198,000 in Scotland to £554,430 in London. With a 10% deposit, £325k buys £361,111 — 132% of the UK average and 65% of the London average.
Average prices: UK House Price Index, August 2026 (GOV.UK/ONS, published 21 October 2026); Northern Ireland is Q2 2026.
Use a mortgage broker. Brokers can see lenders that do not deal direct, and some deals are broker-only. Check whether they charge a fee and whether they search the whole market.
Check what counts as income. Lenders treat overtime, bonus and self-employed income differently — often only 50–100% of variable pay counts, and the self-employed usually need two years of accounts.
Think about the 35-year cost. A 35-year term makes the payment easier today, but on £325k it adds £149,794 of interest compared with 25 years at the same rate. You can shorten the term later when you remortgage.
Lifetime ISA and schemes. First-time buyers can get a 25% government bonus on Lifetime ISA savings for homes up to £450,000. The new “Your First Home” equity-loan scheme for new-builds in England was confirmed in the 28 October 2026 Budget, with first loans expected from April 2027.
Compare the total cost, not just the rate. A low rate with a £999–£1,999 fee can cost more than a fee-free deal. On £325k, 0.2 percentage points is worth about £40 a month over 25 years — compare that with the fee.
FAQ
How much is a £325,000 mortgage per month?

Lenders offering 5.5 times income would need about £59,091. Affordability checks on your outgoings decide the final amount.
What deposit do I need for a £325,000 mortgage?
