* Only for land with one or two single-family residences. Other residential property pays 2.0% on everything above $400,000 (commercial rules differ). Toronto’s rates above $3 million were raised on April 1, 2026 (they were 3.5% to 7.5%).
First-time home buyers
- Ontario refund: up to $4,000 — enough to cancel the tax on the first $368,000.
- Toronto rebate: up to $4,475 — the MLTT on the first $400,000.
- You must be 18+, a Canadian citizen or permanent resident (you have 18 months to become one), never have owned a home anywhere in the world, and move in within nine months. If your spouse owned a home while you were together, neither of you qualifies.
- The refund is shared by ownership: a first-time buyer who owns 50% with a non-first-time buyer gets half.
How it is paid
Your real estate lawyer pays the tax when the deed is registered and claims the first-time buyer refunds at the same time, so you usually just pay the net amount. Budget for it on top of your down payment — lenders do not finance it.
