The quick answer
Ontario land transfer tax on a $600,000 home outside Toronto is $8,475.00. If you are a first-time buyer, the $4,000 refund brings it down to $4,475.00.
Step by step
| Part of the price | Rate | Tax |
|---|---|---|
| First $55,000 | 0.5% | $275.00 |
| $55,000 – $250,000 | 1.0% | $1,950.00 |
| $250,000 – $400,000 | 1.5% | $2,250.00 |
| $400,000 – $600,000 | 2.0% | $4,000.00 |
| Total | $8,475.00 |

Does any other Ontario city charge its own tax?
No. Toronto is the only Ontario municipality with its own land transfer tax. Mississauga, Vaughan, Markham and the rest of the GTA pay the provincial tax only — one reason buyers sometimes look just outside the city line.
Small things that change the bill
- Buying a new build: the price you pay usually includes HST, and the tax is on that full amount.
- Buying with someone who has owned before: only the first-time buyer’s share of the refund applies.
- Adding a spouse to the title later is usually exempt.

Common questions
- Is land transfer tax deductible? Not for a home you live in. For a rental property it is added to the cost of the property.
- Do I pay it on a gift from a parent? Usually only on the value of what you pay or take over (for example a mortgage), so a pure gift can be close to tax-free — ask your lawyer.
- What about the 25% Non-Resident Speculation Tax? It applies across Ontario to foreign nationals and some foreign entities, on top of land transfer tax.
